Two separate homes, each single storey, each with its own front door, garage and garden. Both are built to High Physical Support, the highest SDA design category, with fire sprinklers throughout and properly landscaped gardens. Wide doorways and level floors are there because that's how the homes were drawn, not because rails were added afterwards. It's built by Brookline, with housing managed by ADAPT Housing as the registered SDA provider, and best-in-class local SIL providers. Finding a place that genuinely suits you shouldn't take years. We'd love to show you around this one. ## Our story: This corner has been looking after people for eighty years. “A small building, doing quiet and essential work for the people around it. That's what stood here in 1942. That's what we've built again.” In September 1942, Bathurst was full of families who had come to work at the munitions factory out along the Blayney Road. They needed somewhere to post letters home and collect their pay, so a small building went up in the corner of this very block. It was the Bathurst West Post Office, and a woman named Joyce Ada Bourke ran it. She was the first postmistress the district ever had. She and her husband William were raising five sons in the house out the front at the time. That little building served the street for more than thirty years. It was small, it was plain, and it mattered enormously to the people around it. We liked that idea so much we kept the name. - 1894: Daniel Cuneen builds a two-room cottage here, on what was then the edge of town. - 1931: William and Lilian Bourke buy the house and raise their five boys in it. - 1942: The post office opens in the corner of the block. Ada Bourke is postmistress. - Today: Two new homes, doing something useful for this street all over again. ## Dwelling 1 (3 bedrooms · HPS · with OOA) - Availability: Available to lease - SDA design category: High Physical Support - Bedrooms: 3 - Ensuites: 3, one per bedroom - Overnight support (OOA) room: Yes, with own bathroom - Fire sprinklers: Installed throughout - Living areas: Two: main and second living - Kitchen and dining: Open plan, to rear - Laundry: Separate, internal - Outdoor: Covered patio, landscaped gardens - Garage: Lock-up, direct entry - Internal area: Confirming ## Dwelling 2 (3 bedrooms · HPS · with OOA · mirror of Dwelling 1) - Availability: Available to lease - SDA design category: High Physical Support - Bedrooms: 3 - Ensuites: 3, one per bedroom - Overnight support (OOA) room: Yes, with own bathroom - Fire sprinklers: Installed throughout - Living areas: Two: main and second living - Kitchen and dining: Open plan, to rear - Laundry: Separate, internal - Outdoor: Covered patio, landscaped gardens - Garage: Lock-up, direct entry - Internal area: Confirming ## Features - Brand-new build: Never lived in. You get to choose which kind of day you're having. - Landscaped gardens: Properly landscaped front and back, with a covered patio off the living room: shaded in summer and dry when it rains. ## Location The established western side of the city: flat, walkable, and close to everything that matters. - Bathurst town centre: 1.8 km - Bathurst Base Hospital: 1.5 km - Bathurst railway station: 2.0 km - Charles Sturt University: 3.0 km - Local shops and cafés: Walkable ## Brookline: Developer and owner We buy the land, design the homes and keep owning them afterwards. That last part matters: we're not building these to sell on, so every decision we make now is one we live with, and so do you. The Post is part of a growing portfolio of SDA properties, alongside Gables on Gladstone in Mudgee and Hillvue House and Hillvue Haven in Tamworth. ## ADAPT Housing: Registered SDA provider ADAPT are the registered SDA provider for The Post. They handle enrolling the homes with the NDIA and the SDA side of your tenancy, and they build across all four SDA design categories, so they know what a home has to do long before anyone signs anything. They also work with specialists who prepare housing solution reports, which helps if you're still working out what you're eligible for. ## Frequently asked questions ### Are these homes for sale, or to rent? To rent. We're not selling them. Brookline owns the property and intends to keep owning it, because we'd rather be accountable to the people living here than to a buyer. Registering your interest puts you on the list for availability and how to apply. ### What will it cost me? If you have SDA funding in your NDIS plan, that funding covers the housing itself. Participants also make a reasonable rent contribution, which is set by the NDIS rather than by us. We'll walk you through exactly what that means for your situation, with no surprises. ### What is SDA, and how do I know if I'm eligible? Specialist Disability Accommodation is NDIS funding for the building itself, for people with very high support needs or extreme functional impairment. It's separate from the funding that pays for your day-to-day supports. Whether you have it is decided through your NDIS plan. A support coordinator or occupational therapist can check for you, and ADAPT Housing can help arrange a housing solution report. Ask us and we'll point you in the right direction, whether or not you end up living here. ### What does High Physical Support mean? HPS is the highest of the four SDA design categories. It's for people with very high support needs, and the building has to meet a tougher standard: structural provision for ceiling hoists, reinforced walls, wider circulation space that works with a powered wheelchair, and bathrooms designed for fully assisted use. In practice it means the home is ready for the support you need now and the support you might need later, without anyone opening up a wall down the track. Your NDIS plan needs to include HPS SDA funding for you to live here. Your support coordinator or OT can confirm that. ### What does the support worker's room actually mean? It's an OOA room: overnight onsite assistance. A proper bedroom for a support worker who stays the night, with its own door, set apart from your bedroom. Someone is there if you need help at 3am. They're not sleeping on your couch or sharing your bathroom. ### Can I keep my own support provider? Yes. Your home and your supports are funded separately and chosen separately, so living at The Post doesn't tie you to anyone. Bring the people you already trust. If you're still looking for a provider, we're happy to point you towards ones working in Bathurst. ### Can my family visit? Can I bring my own furniture? Yes and yes. It's your home and your lease. Each home has its own front door, its own living rooms and its own garden. Visitors don't need anyone's permission, and you should absolutely make the place look like yours. ### Can I come and see it? Please do. Get in touch and we'll arrange a time to walk you through the plans and the site, and answer whatever you want to ask. Bring your family, your support coordinator, your OT: whoever helps you make decisions like this. ### When will they be ready? We're working through council approval at the moment. We won't give you a completion date we can't stand behind, so register your interest and we'll tell you the moment we know something firm. ## Other Brookline SDA properties - [Gables on Gladstone, Mudgee](https://sdamudgee.com.au) - [Hillvue House, Tamworth](https://www.hillvuehouse.com.au) - [Hillvue Haven, Tamworth](https://hillvuehaven.com.au) Last updated: 2026-10-27
